Commercial Transaction of the Year
C.F. Inc. sold a $5,000,000 property in Colorado which Frank helped them leverage into a three-property, $20,125,000 transaction by using a 1031 tax deferred exchange. After reviewing over one hundred properties, offers were submitted on more than twenty-five, four of which were in escrow, upon which three were ultimately closed. The last property’s negotiations started on Saturday night and was escrowed the following Wednesday to meet the 45 day deadline requirement in order to conform to the 1031 rules. The real challenge was to locate quality properties with an 8% plus capitalization rate, which was successfully accomplished. All three of these properties were over 90% leased at the time of the sale. Frank represented C.F. Inc. in all three transactions.
